From traditional (Rafters) to Truss type roofing (Which is a web of triangles inside the main frame) using Slate or Tiles to finish.  There are many different approaches depending on the type of roof that is required.  For instance, Flat roofing uses a single-ply membrane which is becoming popular and comprises of sheets of polymers of thermal plastics and synthetic rubber. Dormer roofs can be built into existing roofs allowing for extra space light and ventilation in attic rooms. These days flat roofs can be made from GRP (Glass reinforced polyester) or more commonly known as Fibreglass which replaces the use of traditional Felt and is a stronger and more durable material than felt. 

No matter what size the job the processes are the same. A replacement roof should last approximately 20-25 years. Depending on the size of the job but a typical roof replacement will take approximately a week to complete. A replacement roof would generally not require planning permissions unless the new roof is going to alter the current dimensions. It is always worth checking with the local authority to see if your particular project will need permission or not. 

Staying at home is an option while the work is being carried out but check with your builder. A new roof will increase the value of the property and depending on location and current value this can be by as much as 60%. 

The three main types of roof are Bonnet Roof which is a twin roof which slopes at slightly different angles. Gable roofs are the usual peaked roof and are the triangle type. The other type is the flat roof which, with the better materials available to replace felt, is far more popular than it used to be.  There are other types such as Mansard (French design and generally has a steeper incline) and Hip which is a four-sided roof and is most commonly seen on Church spires. And many more variations to suit all types of buildings and requirements. 

Materials used will affect the longevity of a roof and typically Slate or concrete tiles have a far better wear and tear history than their modern counterparts such as Asphalt or wood shakes. Location or environment will also affect materials and if a roof is maintained it will obviously extend its lifespan. 

In terms of cost, Asphalt is the cheapest material and will last approximately 15-30 years with a choice of colours that are popular and easy to use/apply. Slate is by far the most expensive and can vary in cost. It is usually priced per square foot and starts at around £12 and can go as high as £27 per square foot. Your own budget constraints will largely determine which roof and material are best for you but it is always helpful to speak to your roofer about what best suits you and your needs.
