Millstones Shop and Tea Room

Millstones Shop & Tea Room
Brief: Conversion of rundown barn & farm complex into a Tea Room, Farm Shop & Bakery.
This was a major project which required the complete gutting of a small farm complex consisting of a large stone built barn and a brick built milking parlour, which had stood derelict for many years. The building were restored using traditional building techniques and materials including Oak roof timbers and trusses, random masonry walls built with locally sourced ‘cobbles’, painstakingly hand painted and roofed with brand new Burlington Blue slate.

Millom Methodist Church - Extension

Millom Methodists Church – Extension
Brief: Extension of a Methodists Church
The congregation of the Millom Methodist Church had outgrown its existing traditionally built church hall building and decided to have the building extended to nearly double its original size! To give the appearance that the extension was an original part of the building and not a later addition, the front gable of the new extension would have to be faced using dressed slate and sandstones quoins, cills and lintels.
Internally we were required to exactly copy the existing King Trusses so that the interior of the extension would match the original building.

St. James School - New Classroom Extension

St. James School – New Classroom Extension
Brief: Construct a new extension to a primary school using pile foundations; brick built building, flat felt roof, external access ramp and internal remodelling.
The foundations used steel pile foundations and a concrete ring beam. The original school building was almost completely constructed of cement based facing bricks which has weathered considerably over the 30-40 years that the school has been in existence. Finding a brick to match the existing weathered bricks in both appearance and texture was challenging but we managed to source a suitable brick which our expert bricklayers laid beautifully using time honoured techniques.

Holme Gate Farm - New Roof

Holme Gate Farm – New Roof
Brief: Replace the existing perished slate roof covering and replace most of the existing roof structure.
The original roof covering was perished and most of the existing purlins and roof spars all required replacement. Along with replacing the timbers and slates the roof was insulated to modern standards with modern materials while the roof was off and the opportunity was present.

Wellington Street Development - New Houses

Wellington Street Development – New houses
Brief: Construct a terrace of four, three bedroom houses for our sister company Sheldon Property Developments Ltd.
We were instructed to construct a terrace of four, three bedroom houses via our sister company for eventual re-sale. The houses were designed to provide spacious living space for a family complete with three large bedrooms and an upstairs bathroom.
The ground conditions were found to be very poor and in some areas contaminated, so the extensive concrete steel re-enforced raft foundation was designed and constructed to form the base for the new houses to be built on.
